A thoughtfully and meticulously planned community and a source of serenity amidst Miami’s bustling Kendall area, Kendalltown has, since its creation, always been one of South Florida’s premier communities. History
Kendalltown was created in the early ‘70’s by visionaries who dreamt of an affordable community with excellent facilities and above-average quality of living. Now, decades later, Kendalltown is still exactly that.

The community began as a proposed 1,500-unit community, 3 times its current size. The clubhouse and amenities – including a large L-shaped pool and 9 tennis courts – were built for a community that size. The first 5 phases were built. Then funds ran out in the recessive economy of that time, and Kendalltown’s developers sold of the remaining parcels. The results is a community with a fabulous amenities package for a place its size, appealing to a broad spectrum of residents from young singles to retirees.

Amenities / Clubhouse
On SW 76th Street, our community’s “main street,” Kendalltown has a two-story clubhouse with a sheltered second-story entrance. This clubhouse is open 10 am – 10 pm daily except holidays. The top story includes a billiards room, a party room* complete with a caterers’ kitchen, a library, restrooms and a fireside lounge* with lovely views, a Management office and a Clubhouse Attendant office.

Downstairs the clubhouse has a Fitness Center with an aerobics room and a weight room, foosball and ping pong tables, men’s and women’s saunas, restrooms, vending machines, and our community maintenance department. Exterior amenities of the clubhouse has a large gated pool and spa, two Miccosoukee – style chekee huts*, pool deck and furniture, nine tennis courts, a pro shop and pro staff, a tots’ playground with seating for parents and sitters.

Architecture
Kendalltown consists of 5 separate neighborhoods called phases, each with a slightly different architectural “look.” One phase is painted every year by the Association to keep the entire community renewed.

This community maintains strict architectural standards. Any homeowner wishing to make exterior changes to their homes must first fill out an Architectural Approval form and submit it to the Architectural Approval Committee (AAC).

After homeowners receive notice of approval, they may begin the project, taking care to be sure the job comes out as submitted and that the job is finished. No leftover rough edges, painting gaps, or debris will be tolerated.

Kendalltown Homeowners Association, Inc. Is a member of the local Kendall Federation of Homeowner Associations and the national Community Associations Institute, which sets standards for associations and their communities’ nation wide.
